Use a packer so you can start the run up all the way down the strip if you feel like it.

Myeah that was probably the first thing that struck my mind but It's possible to get a wheelie if you're angled at the impact with the ground, that way you'll bounce up on the back wheel.

I'll clip me using that "method".

I tried that a couple of months ago, didnt get even close though  I remember someone bumping to the low roof from that spot though, it was in some vid, a while ago, cant remember who was it.

Put a packer through the gap. Use spoosh, its possible without spoosh to have 2 packers and a PCJ.

That bump is possible. I landed the lower section in Break. Same run up as Mr. M here. Although, I didn't use RADs, I think, and I got somewhere below the gap in the building. not too far off.
